Sdeira Group unveils Aryam Community masterplan for 27,000 residents
Construction of the two-phase development at KEZAD Al Mamourah is expected to commence in the first half of 2027 and complete in 2029.

Sdeira Group, a subsidiary of AD Ports Group, unveiled the masterplan for Aryam Community at KEZAD Al Mamourah on 25 January 2026. The development is designed to accommodate up to 27,000 people employed in the industrial, logistics and commercial operations at KEZAD Al Mamourah. The announcement was made at Make it in the Emirates 2026, where a physical model and architectural renders were displayed.
Construction timeline and location#
Construction of the two-phase development is expected to commence in the first half of 2027 and complete in 2029. The site sits within KEZAD Al Mamourah A, adjacent to Khalifa Port and the transport corridor linking Abu Dhabi and Dubai. Phase One will accommodate approximately 14,000 residents on a 110,200 square metre site with 137,800 square metres of built-up area. When both phases are finished, total capacity will reach 27,000 residents.
Accommodation and amenities#
The masterplan includes flexible living options alongside supermarket and administrative facilities. A separate mixed-use building will house a medical clinic, retail space and other amenities. Residents will have access to four outdoor sports courts and dedicated indoor recreation and leisure space. ZOAD, the integrated catering services company within Sdeira Group, will operate a central kitchen handling meal preparation and distribution, with two dining halls provided. Your Laundry, another Sdeira Group service, will run an on-site laundry facility serving the community.
Resource efficiency measures#
Smart metering, energy-efficiency measures and water-conservation solutions are being incorporated into the design. These measures are intended to support resource efficiency and long-term operational performance across the development. The community is being developed to support Abu Dhabi's Industrial Strategy, which targets growth of the manufacturing sector to AED 172 billion by 2031.
